Contract Renewal / Termination
Management agreements renew yearly and can be terminated with a 60-day notice. The remainder of the commission for the current lease will be due upon termination if you terminate before the end of the lease. This is detailed in the property management agreement.
Paying for Repairs
We pay invoices first from monthly rental revenue proceeds. You will see those payments on your monthly statements. Sometimes, you may be asked to pay the vendor directly or make an owner's contribution before work begins.
Fair Housing Policy
Residential Managment Services, Inc. is committed to supporting the guidelines of the US Fair Housing Act, which prohibits discrimination in the rental of housing because of race, color, religion, sex, handicap, familial status, or national origin. We are required to comply with all laws, rules, and regulations pertaining to the real estate industry-including regulations surrounding data protection.
Owner Payments
Most owners will receive payment from our bank to yours through Zelle. We initiate payouts as soon as rent payments have cleared. Weekends and Holidays may delay payouts.
We make every effort to make sure rents are paid on time. However, we can not control how or when tenants pay. Late fees are issued by the fifth (5th) of each month. The date of the month your payout is issued will vary depending on when the tenant pays.
Lawn Care
It is the owner's decision on whether or not lawn care is provided, but we can advise you on this decision. We do encourage owners to provide annual or biannual clean-ups that would include tree trimming, pruning shrubs, mulching, etc.
Eviction
We are committed to avoiding evictions if possible but will take care of evictions if necessary. We notify the tenant, prepare paperwork, and attend the hearing on your behalf. The cost of filing is the owner's expense.
The magistrate will occasionally award the fee back to the owner for damages but is not guaranteed. Complex evictions may require an attorney.
Appliance / Maintenance Issues
The rule of thumb is if you provide the appliance, you are responsible for repairs or replacement unless we can prove misuse or damage by the tenant. Tenants report issues directly to us by phone or email. We will notify you of any request requiring repair and arrange for service.
Annual / Seasonal Maintenance
We will arrange yearly HVAC servicing, yard work (mulching/pruning), etc. We will facilitate the scheduling of those items with the tenants and vendors.
Tenant Screening and Security Deposit
We require all tenants to fill out an online application. This gives us rental and financial information, which allows us to conduct credit & background checks and references. We collect a security deposit, which is held in an Escrow account at Truist Bank in Asheville
Oil & Propane
Oil and propane are measured at the beginning of a tenancy, and tenants are expected to leave approximately the same amount at the end of a tenancy. We measure again at move-out and will debit or credit the tenant using the current market rate.
